The questions we're asked most

Short, concrete answers. If yours isn't here, call us or write to us.

Before you start

For owners thinking of handing us their home.

How does management with Maison Métropole work?

We talk, we visit the property for free and we tell you what the home could earn. If you decide to go ahead, we prepare it (photographs, furnishing, listings) and from then on we handle bookings, guests, cleaning and maintenance. Every month you get the statement.

Do I have to do anything?

Sign the contract and give us the keys. We do the rest. We only call you when a decision is yours to make — for example, a repair outside ordinary maintenance.

Can I still use the home myself?

Yes. Tell us the dates you want to keep for yourself a little in advance and we block them on every platform. The home stays yours.

How long does it take to get started?

It depends on the state of the home. If it's ready, photographs and listings are enough; if it needs furnishing, a few weeks more. We tell you after the visit, with a date.

Which cities do you work in?

Turin, where our office is, and then Milan, Rome, Genoa, Savona, Palermo and Olbia. If your home is somewhere else, write to us anyway: we'll tell you straight away whether we can look after it.

Costs and payments

What you pay, what you receive, and when.

How much does the service cost?

A percentage of confirmed bookings. No monthly fee: if the home doesn't earn, you don't pay. The percentage depends on the service and the city, and we put it in writing in the estimate.

What do I receive every month?

The statement: bookings, expenses and our commission, line by line. If you want to check before the month is over, there's our app. All the arrangements are agreed with you and written into the contract.

Who pays for cleaning between guests?

The guest, through the cleaning fee included in the booking. The owner doesn't pay anything up front.

What happens if a guest causes damage?

We document the damage and open a claim through the platform the guest booked on. We keep you updated at every step.

How much could my home earn?

It depends on location, size, condition and season. We don't give figures off the cuff: after the visit we present an estimate based on the market data for your area.

Day-to-day management

Guests, cleaning, maintenance, prices.

Who handles check-in and check-out?

We do. In most homes guests let themselves in with a code or a key box, following the instructions they receive before arriving. Where that isn't possible, we meet them in person.

How does the cleaning work?

After every stay a cleaning team puts the home back in order: fresh bed linen and towels, a check of everything that should be there, and a note of anything missing or in need of repair.

What if something breaks during a stay?

We deal with it, with technicians we trust. We let you know if the job needs your approval or a cost outside the ordinary.

Do you handle ordinary maintenance?

Yes: small repairs, light bulbs, appliances. For bigger jobs we send you a quote and wait for your go-ahead.

Who sets the nightly prices?

We update them according to the season, events in the city and demand. If you want a minimum price we never go below, we set it together.

For guests

Booking, arriving, asking for help.

How do I book a Maison Métropole home?

On our booking portal, where you see every available home with its dates and price, or on Airbnb, Booking.com and the other platforms where our listings are. The conditions are the same. If you're not sure about availability, write to us.

How does check-in work?

Before you arrive you get the full instructions. In most of our homes you let yourself in with a code or a key box, at the time that suits you within the window shown. Where that isn't possible, we meet you in person.

Why do you ask for an identity document?

Because in Italy every host has to register their guests with the police. You can do it before you travel with the online check-in in our app, so there's nothing to fill in when you arrive.

Is the tourist tax included?

Where the city applies it, the tourist tax is charged per person and per night on short stays, under the city's own rules. Each council sets its own rates and exemptions, and publishes them on its website.

Is there someone to contact during my stay?

Yes. Our numbers are in the arrival instructions and in the chat on the platform you booked with. The person who answers is the one who looks after that home.

What is the cancellation policy?

The one shown on the platform where you booked, always visible before you confirm. If you booked on our portal, you'll find it in your confirmation.

Can I arrive early or leave late?

If the home is free, yes. Write to us before you arrive and we'll tell you whether it's possible and whether there's a charge.
