What changes for you

Handing your home to Maison Métropole means giving us the keys and no longer having to deal with it: listings, prices, guests, cleaning and maintenance are ours to handle, and every month you get the statement, line by line.

We handle pricing

We adjust the rates to the season, events in the city and demand, and we list the home on Airbnb, Booking.com and the other platforms. If you want a minimum price that we never go below, we set it together.

Your guests and your home, looked after

We answer enquiries, manage check-in with a code or in person, coordinate cleaning and linen changes between stays, and call our technicians if something breaks. We let you know when a decision is yours to make.

You always know how it went

Every month you get a statement showing the bookings, the expenses and our commission, line by line. No hidden figures, no fixed costs. And if you want to check before the month is over, there's our app.

We work in Turin, Milan, Rome, Genoa, Savona, Palermo and Olbia: each city has its own page.

How much does a short-term rental earn?

Three properties we manage, with the figures before and after and the year they refer to. They are examples, not a promise: we estimate what your home could earn after the property visit.

  1. Turin, 2025

A small flat in the centre

Let long-term at €600 a month. Moved to short-term rental with us, it earned an average of €1,400 a month, with 89% occupancy.

+133%income compared with a traditional let

    Occupancy 89%

  2. Milan, 2025

A two-bedroom flat on the Navigli

Previously let the traditional way. A listing rewritten from scratch, prices followed day by day around trade fairs and events: more income, and guests who leave an average rating of 4.9.

+78%income compared with a traditional let

    Average guest rating 4.9

  3. Olbia, 2025

A villa with a short season

Four months of lettings a year. With prices adjusted to the shoulder seasons and targeted promotion, the season grew to eight months.

    +210%annual income

From 4 to 8 months of lettings

Renovation and design

A well-presented home gets more bookings, at a better price. When it's needed, we put it in order with you before it goes online — and sometimes furnishing isn't enough: it has to be redone.

  1. 01The layoutHow the spaces are divided, and what moving a wall or a bathroom would change.
  2. 02What's already thereIn the period homes we look after in Turin, Milan and Rome there are stucco mouldings, cornices and parquet floors worth restoring rather than covering up.
  3. 03What you chooseFurniture and fabrics that stand up to fifty arrivals a year, and fittings designed for the person who arrives and the person who cleans.

We only step in where it changes the result, and before any expense we send you a quote.

There's an app too

The statement comes once a month, but your home is at work every day. In the Maison Métropole app you see how yours is doing without waiting for the end of the month and without having to call us. It's free, and your guests use it too: they check in before they set off and open the door with their phone.

Download it for iPhone or for Android.

Frequently asked questions

All the questions
How much does the service cost?

A percentage of confirmed bookings. No monthly fee: if the home doesn't earn, you don't pay. The percentage depends on the service and the city, and we put it in writing in the estimate.

How does management with Maison Métropole work?

We talk, we visit the property for free and we tell you what the home could earn. If you decide to go ahead, we prepare it (photographs, furnishing, listings) and from then on we handle bookings, guests, cleaning and maintenance. Every month you get the statement.

Do I have to do anything?

Sign the contract and give us the keys. We do the rest. We only call you when a decision is yours to make — for example, a repair outside ordinary maintenance.

Can I still use the home myself?

Yes. Tell us the dates you want to keep for yourself a little in advance and we block them on every platform. The home stays yours.

How long does it take to get started?

It depends on the state of the home. If it's ready, photographs and listings are enough; if it needs furnishing, a few weeks more. We tell you after the visit, with a date.

Which cities do you work in?

Turin, where our office is, and then Milan, Rome, Genoa, Savona, Palermo and Olbia. If your home is somewhere else, write to us anyway: we'll tell you straight away whether we can look after it.

Let's see what your home could earn.

Four fields and we call you back. The estimate is free and doesn't commit you to anything.
