Step 1 of 4: What kind of property is it?

A mid-term rental is a contract from one to twelve months with one tenant at a time: less turnover than a short-term rental, fewer ties than a contract lasting several years.

Short-term rentals too intense, long-term too binding

A short-term rental means constant turnover and day-to-day management. A traditional lease ties the home up for years. In between there’s the stay of a few months, which only works if the tenant comes through the right channels: companies, universities, the relocation agencies that handle moves.

We look for tenants where they actually are

We list the home on Spotahome, Uniplaces and HousingAnywhere, the platforms where people moving for a few months look, and we put it forward to the companies, universities and relocation agencies in your city. We check income and references, prepare the transitional lease (contratto transitorio) or the student lease, and look after the tenancy until the keys are handed back.

We work all over Italy, with no set boundaries: wherever your home is, we can look after it. Before you decide, it may help to read Short-term or long-term rental: how to decide.

Some of the homes we look after

How it works

  1. 01

    We assess

A free visit. We look at the home and the area, and together we define the tenant profile and the rent.

  2. 02

    We search

We list the home on Spotahome, Uniplaces and HousingAnywhere, and put it forward to the companies and universities in the city.

  3. 03

    We select

We check income and references, then prepare the contract that fits the length of the stay: transitional, or for students.

  4. 04

    We follow up

We remain the point of contact for the whole tenancy, handle the check-out and look for the next tenant.

When it makes sense, and when it doesn't

It makes sense if

  • The home is near a university, a hospital, an office district or a building site
  • You want one tenant at a time rather than a new arrival every week
  • You’re happy to commit it for a few months, but not for four years
  • It’s furnished and ready to live in, or you’re willing to furnish it

Another option suits you better if

  • The home is empty and you don’t want to furnish it: people coming for a few months don’t bring furniture
  • You need to be able to take it back at a few days’ notice
  • You want to earn as much as possible in the high-season weeks

It’s the option people talk about least, and in many areas it’s the one that best balances income and peace of mind. It’s compared with the other two here: short-term or long-term rental, how to decide

The paperwork, and what we need from you

A contract of a few months is a real contract: it has to be written in the right form for its length and for the person signing it, and it has to be registered. Between one tenant and the next there’s the state of the home to check, with photos. We take care of it.

What we take care of

  • A transitional or student lease, written for the right length
  • Registration of the contract and the related formalities
  • Handover and hand-back report, with photos
  • Dealing with the tenant for the whole contract

What we need from you

  • The home furnished and ready to live in
  • The property’s documents and the energy performance certificate
  • The minimum rent we never go below, which we set together
  • Your go-ahead on costs outside the ordinary

Frequently asked questions

All the questions
What is the minimum and maximum length of a mid-term rental?

We work with stays from 1 to 12 months. Beyond 12 months it becomes a traditional tenancy, with different contract rules.

What kind of contract is used for mid-term rentals?

We mainly use transitional leases (contratto transitorio, art. 5 of Law 431/98) and leases for university students. They are regulated contracts that give flexibility and protection to both parties.

Does the property have to be furnished?

Yes. People who come for a few months don’t bring their furniture: a furnished home, ready to live in, is what it takes to rent to them.

How do you find tenants for mid-term stays?

On Spotahome, Uniplaces and HousingAnywhere, which are the platforms where people moving for a few months look, and through our direct contacts in companies, universities and relocation agencies. Which channels work best depends on the area: we tell you after the visit.

What happens when the tenant leaves?

We handle the check-out, check the condition of the property with the report and photos, and start looking for the new tenant straight away, to keep the empty period as short as possible.

Do you also handle the tax on mid-term rental income?

For transitional and student leases you can choose the cedolare secca, the flat-rate tax regime on rental income, with a rate that depends on the type of contract and on the council. We tell you what it involves; you make the choice with your accountant.

Is your home right for a rental of a few months?

Four fields and we call you back. The estimate is free and doesn't commit you to anything.
