Long-term rental management, 4+4 and 3+2
Traditional 4+4 and 3+2 leases, managed in every respect: from choosing the tenant to day-to-day management and contract deadlines.
With a long-term rental the home is committed for years to the same tenant: we choose who moves in, prepare the contract and remain the point of contact until the keys are handed back.
With a long lease, you live with your choice of tenant for years
Unpaid rent, damage to the home, disputes: once the contract is signed, putting a wrong choice right takes time and legal costs. That’s why the most delicate part of a long-term rental comes before the signature, not after.
Rigorous selection, and the tenancy managed professionally
Maison Métropole selects tenants through a structured process that looks at income, stability, references and conduct. Then it manages every aspect of the tenancy for the whole length of the contract, protecting your investment.

How it works
01
We assess
A free visit. We look at the home and at the rents in the area, and together we set the starting rent.
02
We search
We list the home on Immobiliare.it, Idealista and the other portals, collect the applications and weed out anyone who doesn’t meet the requirements.
03
We sign
We draft the contract, register it with the Revenue Agency and hand over the home with the handover report.
04
We follow up
We manage the tenancy for its whole length: rent, maintenance, ISTAT increases, renewals and terminations.
When it makes sense, and when it doesn't
It makes sense if
- You want the same amount every month, without high and low seasons
- You can commit the home for four years, or for three with the canone concordato (agreed-rent contract)
- You don’t plan to use it, not even for a few weeks
- You care little about the theoretical maximum, and a lot about not having to think about it
Another option suits you better if
- You want to be able to take the home back within the year
- The home is in a tourist area, where a few weeks are worth as much as many months
- You want to use it yourself for a few periods a year
It’s the option that earns least on paper and often leaves you with more at the end of the year, because it has no empty months and no turnover costs. It’s compared with the other two here: short-term or long-term rental, how to decide
The paperwork, and what we need from you
In a long-term rental the delicate part comes before the signature: checking who moves in. After that, the work is keeping the contract in order for years — registration, updates, renewals and terminations — and acting at the first sign of trouble, while putting it right still costs little.
What we take care of
- Checks on applicants’ income, references and stability
- Drafting the 4+4 or 3+2 lease and registering it with the Revenue Agency
- Renewals, terminations and ISTAT updates
- Dealing with the tenant for the whole lease, late rent included
- Handover and hand-back report
What we need from you
- The property’s documents and the energy performance certificate
- The choice between cedolare secca (the flat-rate tax regime on rental income) and ordinary income tax (IRPEF), which you make with your accountant
- The last word on the rent, which we agree together
- Your go-ahead on non-routine maintenance
Frequently asked questions
All the questionsWhat is the difference between a 4+4 and a 3+2 lease?
The 4+4 is the standard open-market lease (4 years, plus 4 more by automatic renewal). The 3+2 is the canone concordato, the agreed-rent contract (with tax benefits, 3 years plus 2 of renewal). We manage both.
Is the cedolare secca worth it?
It depends on the contract and on your tax situation: the cedolare secca, the flat-rate tax regime on rental income, with a rate that changes with the type of contract, works out better than ordinary income tax (IRPEF) for many owners. We tell you what it involves; you make the choice with your accountant.
How do you deal with a tenant who doesn’t pay?
We start with a reminder, then a formal notice of default and an attempt at mediation. If that isn’t enough, we support you through the eviction procedure with the law firm we work with. We keep you updated at every step, and we don’t leave you to negotiate on your own.
Do I decide the rent, or do you set it?
The rent is agreed with you on the basis of our market analysis. The final decision is always yours.
Do you handle registering the contract with the Revenue Agency?
Yes, we take care of all the paperwork: registering the contract and notifying renewals and terminations. For tax matters, your accountant remains the reference.
What happens at the end of the contract?
We handle the check-out, the hand-back report with photos and the search for the new tenant, to keep the vacant period as short as possible.
What could your home earn on a 4+4 lease?
Four fields and we call you back. The estimate is free and doesn't commit you to anything.
