Step 1 of 4: What kind of property is it?

Managing a short-term rental with Maison Métropole means handing us the keys and receiving a statement every month: listings, prices, guests, cleaning and maintenance are ours to look after.

Running a short-term rental on your own is a full-time job

Answering messages, managing bookings, coordinating the cleaning, updating prices, sorting out guests’ problems. It’s stressful, and it takes time and specific skills.

Maison Métropole handles all of it for you

Our team looks after every part of the management, weekends included. Every month you receive the statement, line by line.

We work all over Italy, with no set boundaries: wherever your home is, we can look after it. Before you decide, it may help to read How much a flat earns as a short-term rental and The CIN code for short-term rentals: what it is and how to apply.

When it makes sense, and when it doesn't

It makes sense if

  • The home is in the centre, or in an area where everything is within reach on foot or by public transport
  • You can leave it free for most of the year
  • The city has events, trade fairs or a season that push demand up at certain times
  • You’re happy to keep it furnished, fully equipped and always ready

Another option suits you better if

  • You want to use it often, at times you decide at the last minute
  • You’d rather have the same amount every month, without high and low seasons
  • The home is far from the centre and from public transport: people staying a few days look elsewhere
  • You don’t like the idea of different people coming and going every week

If you recognise yourself in the right-hand column, we’ll tell you at the visit, and suggest a mid-term or long-term rental instead. The options are compared here: short-term or long-term rental, how to decide

The paperwork, and what we need from you

A short-term rental is more than a listing. You need the CIN, the national identification code, and alongside it your region’s own code, which has a different name in every region. Then there’s the notification to the council, the login for registering guests with the State Police (Polizia di Stato) and, where the council charges it, the tourist tax (imposta di soggiorno), which follows the council’s own rules. We don’t send you a list of things to do: we look after them, and how the tourist tax is handled for your home we agree with you.

What we take care of

  • Applying for the CIN and your region’s code
  • Notification to the council, where it’s required
  • Registering guests with the State Police at every arrival
  • Records kept, and ready if anyone asks you for them
CIN and regional codes: the guide

What we need from you

  • The home’s land registry details, needed to apply for the code
  • The keys, and a spare set for the cleaners
  • The dates you want to keep for yourself, a little in advance
  • Your go-ahead on costs outside the ordinary, which we ask for with a quote

Frequently asked questions

All the questions
How much will I earn from short-term rentals?

It depends on the location, the quality of the property and the season. On the homes we manage, the income is on average 35% higher than what the owner earned managing the home on their own: it’s an internal average of ours, updated in September 2026, not a forecast for your home. For yours, we give you a free estimate after the visit.

How much does the management service cost?

We work on commission on the revenue the home generates, with no fixed monthly costs. The commission varies with the type of service and the city. Ask us for a free estimate.

Can I still use the flat myself?

Yes, you can block certain dates for your own use. You’ll be given access to the platform to manage availability.

How does payment work?

Every month you receive the statement with the bookings, the expenses and our commission, line by line. How and when payments are made is agreed with you and written into the contract.

What happens if a guest damages the flat?

We document the damage and open a claim through the platform the guest booked on. We keep you updated at every step.

How long does it take to get started?

It depends on the state of the home. If it’s ready, photographs and listings are enough; if it needs furnishing, a few weeks more. We tell you after the visit, with a date.

What could your home earn as a short-term rental?

Four fields and we call you back. The estimate is free and doesn't commit you to anything.
