In Rome we look after homes in Prati, Monti, Trastevere and the other neighbourhoods nearby: short-, mid- or long-term rentals, with listings, prices, guests, cleaning and maintenance handled by us and a statement every month. The visit is free.
Rome has visitors in every month of the year, and that changes the work: fewer peaks, more continuity, short stays even in the low season. The homes that earn most are in the historic districts and in the neighbourhoods well connected to the metro: Prati, Monti, Trastevere, Testaccio, the Esquilino. Three things matter most here: a listing that tells the truth about the home, check-in with no waiting, and the city’s rules handled properly.
In Rome the rules on short-term rentals change often, from identification codes to how guests are received: we keep up with them and tell you what they mean for your home. If you’d rather have a steady tenant, the city also has constant demand for mid-term lets from people working at embassies, universities and institutions.

Elsewhere in Lazio we also look after a home in Viterbo.
We also work in Turin, Milan, Genoa, Savona, Palermo and Olbia; the full list of the areas is on the cities page.
Questions about Rome
All the questionsAre the short-term rental rules in Rome complicated?
They change often and need following closely: identification code, notifications, how guests are received. We keep up with them and tell you what’s needed on your side, before you start.
How does the tourist tax work in Rome?
The city council applies it, per person and per night, under its own rules: rates, exemptions and deadlines are on the council's website, linked on this page. How it's handled for your home we agree with you at the start; for tax matters, your accountant is the reference.
Do you do property visits in Rome too?
Yes: we arrange a visit and tell you in person what the home needs and what it could earn. If the home is outside the areas we cover, we tell you straight away, so you don’t waste your time.
How much does the service cost?
A percentage of confirmed bookings. No monthly fee: if the home doesn't earn, you don't pay. The percentage depends on the service and the city, and we put it in writing in the estimate.
What do I receive every month?
The statement: bookings, expenses and our commission, line by line. If you want to check before the month is over, there's our app. All the arrangements are agreed with you and written into the contract.
What could your home earn in Rome?
Four fields and we call you back. The estimate is free and doesn't commit you to anything.
